A Industrial Garage Door Repair Like No Other
DreamWorks has one specific commercial garage door that’s unlike anything else we service. It’s a heavy, insulated steel-back door measuring 16×14 feet. The door doesn’t just go straight up and back like a standard system – instead, it rises into a drop ceiling and disappears from view.
Above those ceiling tiles are all the important parts:
- The horizontal tracks
- The spring line
- The opener system
To access them, we have to remove ceiling panels and insulation just to begin repairs.
When a Small Part Stops Everything
On one recent call, their door stopped working because of something as simple as a missing set screw in the opener. Without it, the sprocket spun freely without moving the chain or lifting the door.
Normally, that’s a quick fix. But in this case, the door’s hidden setup meant we had to work in tight, overheated conditions above the ceiling. We used a scissor lift to get into position, moved insulation aside, and worked in a space with limited lighting.
Handling a Massive Spring Alone
This door uses a massive commercial spring – six feet long with a six-inch diameter. Adjusting it requires both precision and strength. We reset the opener limits, replaced the missing set screw, and adjusted the spring tension to ensure the door would open smoothly again.
Even in a challenging environment, we got the door operational without disrupting DreamWorks’ busy shop schedule.
